Approach

Five steps. One independent view.

From the first conversation to keys in hand, the Bali Capital Advisory process is designed around the investor, not the developer.

The process

From brief to keys in hand.

  1. 01

    Discovery

A short conversation about your goals, budget, timeline, and how Bali fits the rest of your portfolio. No pitch, no pressure.

  2. 02

    Curate

We shortlist vetted apartments, villas, and resort-style developments that match your criteria, drawn from across multiple developers we have already done the work on.

  3. 03

    Compare

Side-by-side comparison on price, structure, location, build quality, developer track record, and exit. The same lens applied to every option.

  4. 04

    Decide

Independent recommendation, with the reasoning shown. If nothing on the shortlist fits, we say that too. The decision stays yours.

  5. 05

    Buy

Support through the purchase. Introductions to the developer, due diligence on the deal, and a clear path from offer to ownership.

What it solves

Three problems every international investor in Bali runs into.

  1. 01

Every agent is selling one project.

Most people you meet in Bali represent a single developer. They will only ever recommend their own units, even when the fit is wrong. You walk away with a one-sided view of a market full of choice.

  2. 02

    No transparent way to compare.

Apartments, villas, resort-style investments, leasehold versus freehold, different developers, different timelines. Without an independent shortlist and a side-by-side view, comparing what you are actually buying is almost impossible.

  3. 03

The risk of overpaying or buying a poorly structured deal.

Bali has world-class projects and serious red-flag projects in the same square mile. Pricing is opaque, contracts vary, and an investor without local context can buy at the wrong number on the wrong terms.

Common questions

About the process

How long does the process usually take?

It depends on the brief. Some investors close inside 30 days, others spend three to six months reviewing options before deciding. We adjust to your timeline rather than the developer's, and there is no penalty for taking longer.

Do I have to fly to Bali?

No. Most clients buy remotely. We run on-the-ground walk-throughs, video tours, contract reviews, and developer meetings on your behalf. Many investors only visit Bali briefly to sign, and some not at all.

What if I want to walk away after the shortlist?

That is fine. The shortlist is free and there is no commitment. We would rather you walk away than commit to something that does not fit. The advisory only works if the trust is mutual.

How are you paid?

By the developer side, only after a deal completes. The investor pays nothing. Our independence comes from working across many developers rather than being employed by one.
